Buying a log cabin differs greatly from buying a traditional home especially if it is an old log cabin. Now you may begin to wonder why I am such an experiment on buying homes. It’s one thing to know about buying an old log cabin because I own one but how would I know so much about buying other types of home? Do I have you a little curious.
Well you see…..I happen to be a Realtor. I know, I know, we are about as highly thought of as a group as a used car salesman or an attorney but give me a chance here. I will first put your mind to rest, I am not here to sell you a log cabin, just to help guide you away from the bad experiences out there just waiting for you.
While I have your attention I feel I must say something in my defense, I was not an agent at the time I bought my log cabin. Now I know so much more. So Listen up. I actually sold (well almost) an old log cabin to a client. When I scheduled a building inspection for the log cabin, the broker who ran the real estate company that had the house listed told me that most people don’t get inspections on a house like that. What are they, idiots?
Undeterred by this jokers words of wisdom (?) I pressed on. The deal fell apart because of the result of the inspection. Actually I told my clients not to buy the place. Too many expensive problems.
There were problems with the foundation that were going to be complicated to fix. There were some rocks missing and there was no mortar in between some of them. There was a problem with the furnace-it wasn’t hooked up the right way. I would go into more detail but it would require diagrams.
There was one really bad bathroom that the board of health would have closed down if they had a chance.
Can you see where this is all leading? Large repair bills and one thing after another breaking. Deep pockets needed.
So now you have been warned but fear not, I will be giving more tips for buying a log cabin-it is not a simple procedure but worry not-I AM HERE!
I was totally confused when the inspector tried to explain things to me. Now I am slightly enlightened.
